It's almost certainly not filmed in a fraternity house. My best guess is:
A studio apartment or small townhouse with a single car garage underneath. Newly built (or only recently occupied) in a jurisdiction that requires residential or apartment sprinklers. Probably in a warmer climate, maybe a dry-ish climate.
Most fraternity houses don't have a garage. The few I've seen that do are not remotely that clean.
Apparently his couch is in his kitchen aka studio apartment.
The red pipe in the garage could be a sprinkler system. It's not insulated from cold and I didn't see a space heater, so this isn't a place that gets cold in the winter.
That water heater is not nearly big enough for a fraternity house.
And there's a fricking pool table in the garage. A humid climate could mess up that wooden table and the wooden cue sticks.... but it looks new, so warped wood wouldn't be noticeable yet.
Reasoning based on: there was a pool table in my fraternity house. I used to be a firefighter.
